Looking For a New Management Company?

The quality of your management company will directly affect the success of your real estate investments. So when it's time to choose a firm to manage your home, have that list with you as you interview new firms and ask them:

Is your firm an Accredited Management Organization (AMO®) recognized by the Institute of Real Estate Management (IREM)?

Are you Certified Property Managers (CPM®) or Accredited Residential Managers (ARM®) or candidates?

Is your firm an active member of the local apartment association?

Do you have separate trust accounts for each owner and/or property rather than a master trust account with multiple owners funds commingled?

Do you have an in-house accountant that reviews the monthly income and expense statements?

Do you have a one million dollar ($1,000,000) bond fidelity bond for all corporate employees?

Do you provide 24-hour on-call emergency maintenance services through a "live" answering service? If maintenance is provided by in-house or by an affiliated firm, do you only charge the actual payroll labor cost, plus materials without any surcharges, mark-ups, administrative or other such add-ons?
